Asphalt is made up of a combination of sand, stones and liquid asphalt cement. Sealcoating will help to protect and prolong the life of the pavement from the following:

  • Sun. Ultraviolet rays break down the carbon bond structure of the asphalt, causing the pavement to deteriorate and crumble. A proper application of sealcoating will help to prevent the ultraviolet rays from damaging the surface of the pavement. It will also prevent fading in color which can result in a gray, washed-out color.
  • Water. Water can seep through the asphalt and begin to undermine the base material.
  • Gasoline and oil. These two are petroleum-based products which can weaken and soften asphalt. Sealcoating will help prevent the gasoline and oil from penetrating the asphalt.
  • Cracks. Pavement that has cracks in it enables oxygen and rain to penetrate the surface which weakens the pavement’s durability.

Sealcoating serves the purpose for several maintenance reasons but it can also be done for aesthetics. A fresh coat of sealcoat returns the pavement back to a rich black color and smooth surface. The smooth surface not only looks nice but is ultimately easier to maintain. Without cracks, debris becomes easier to sweep off and keep looking nice.
